The chart above summarizes first-half 2026 versus first-half 2025 activity for RSO apartment transactions ranging from 5 to 50 units.

Cap rates increased modestly to 6.3%, while the average price per unit rose slightly to $203,000 per door. Transaction volume climbed by nearly $100 million, and months to sale remained flat at 4.1 months. However, the sale-to-ask ratio rose to -9.1%, highlighting a widening gap between seller expectations and buyers’ willingness to meet those pricing expectations, as well as a mix of price discovery.

Although interest rates remain elevated, The Dilanian Real Estate Advisors continues to identify private buyers executing unique business plans with a positive long-term outlook on the Los Angeles apartment market. As reflected in the data, approximately 90% of buyers are private individuals.
