THE ASSIGNMENT

Eric Dilanian was retained to market and sell a 43-unit Highland Park apartment portfolio consisting of three properties. The buildings had been under the same ownership for decades and entered the market during a period marked by elevated interest rates, economic uncertainty, and more selective buyer underwriting.

The objective was to create strong market exposure, generate competitive offers, and deliver dependable closings that would allow the seller to successfully complete a 1031 Exchange.

THE DEAL STORY

Despite a challenging investment-sales environment, Eric implemented a comprehensive marketing campaign that produced 12 buyer tours and nine competitive offers. The level of activity created meaningful competition and gave the seller several qualified options from which to choose.

The successful buyer was a longtime client completing a third transaction with Eric over the past 10 years. This established relationship, combined with Eric's network of active Los Angeles apartment investors, helped facilitate a smooth and dependable closing despite the property's complexities and uncertain market conditions.

One of the most important buyer tours took place at 7:45 a.m. on a Saturday - before Eric's daughter's tennis lesson. Investment sales opportunities do not always follow a convenient schedule. Eric's willingness to remain accessible and responsive ensured that a serious buyer had the opportunity to inspect the property when it mattered most.

The accepted offer was non-contingent, providing the seller with greater certainty of closing while completing a 1031 Exchange.

PORTFOLIO EXECUTION

The closing of 820 Chestnut Avenue marked the successful sale of the third and final property within the 43-unit Highland Park portfolio. Eric procured buyers for all three buildings and represented the seller throughout the portfolio disposition.

This was Eric's second completed portfolio assignment of 2026, bringing his portfolio sales to 92 units for the year.
