82°F IS THE NEW STANDARD
WHAT LOS ANGELES LANDLORDS & INVESTORS NEED TO KNOW

Los Angeles apartment owners should be preparing for
new cooling requirements taking effect in 2027.
Beginning January 1, 2027, rental housing in unincorporated
Los Angeles County will be required to maintain at least one
habitable room at no more than 82°F.
The ordinance applies to unincorporated LA County, not the City of Los Angeles.
However, the City of Los Angeles has also been considering its own cooling requirements for rental housing, so LA apartment building owners should continue monitoring potential changes.

PLANNING AHEAD
As regulations affecting Los Angeles apartment buildings continue to evolve, staying ahead of upcoming
requirements is increasingly important when evaluating operations, capital improvements, and the future
value of a multifamily property.
Planning ahead gives owners more time to evaluate potential improvements, understand costs,
and determine how new requirements may affect the future performance of their properties.
